Our FREE Services to you…
Even though we are the cheapest Estate Agent in Tenerife we will still uphold our Service Guaranteed Policy to our clients. This includes that we will manage it through to completion, to ensure the sale is concluded accurately with particular regard to ensuring an unencumbered title. Other parts of our service which we will continue to offer you besides our Price Guarantee Policy includes;
A. LUPAIN Properties will promise to conduct a full conveyance on the property you purchase with our office for FREE. This includes searches for outstanding debts on the property, any bills due with the community, utilities and the local council for the annual tax on property.
B. We will register your property with the Land Registry upon completion of your purchase for FREE. This includes filling in the required documentation and presenting the corresponding payment to the land registry, and collecting the documentation once registration is complete.
C. Our professional administration department with our legal department will prepare together the Title Deeds for FREE which would be signed at the Notary. This would include sending over all the paperwork required by law to the Notary office, checking the prepared document thoroughly, and requesting a translator should your knowledge of Spanish not be fluent.
D. In the event that you are unable to attend for the signing of the title deeds we would prepare for FREE a proxy or Power of Attorney to allow your designated representative to sign on your behalf.
E. As all property purchases require a NIE to comply with recent legislation we at LUPAIN promise to apply for one for you for FREE. This involves us waiting in a queue from the early part of the morning to allow you a lie in. Another of our representative will then escort you at 9.00 am to the NIE office together will all the application forms duly filled in and the required tax paid on your behalf.
F. Should you require to set up a Spanish Will which is highly recommend if you own property here we will have one set up for you for FREE. Our advisors will prepare the paperwork with the Notary and then ensure it is registered with the Central Registry.
G. Included in our service is a complete mortgage service should you be requiring to borrow money from the bank. The procedure starts off with LUPAIN arranging a meeting with the Bank Director and presenting you to him/her and assistance with the application form. Once you decided to proceed with the mortgage we will liaise with you or your representative to collect the paperwork and then to forward this to the appropriate department at the bank for approval.
H. Once your property purchase is completed the ideal way of paying your utilities is by standing order and for this reason LUPAIN will assist you to open a bank account here in Tenerife for FREE.
I. To complete the transfer of the utilities, council tax on your property, community fees we at LUPAIN go to the Notary after you complete the purchase and request a copy of the signed title deeds from the Notary. We then photocopy all the pages of the title deeds in your name and have this presented with instructions that you are the new owners and this is then presented on your behalf for FREE to the electricity, water, community & council offices.
J. Should you be purchasing an unfurnished property then our office will accompany you to various furniture and household warehouses to choose the furnishing for your holiday home for FREE. We promise that any commissions we get will be forwarded on to you as we believe that our commission for the property purchase is enough for our office.
K. As most new purchasers of property in Tenerife like to stamp their mark on the property, you will need a good builder but more importantly if you are not on the island someone who will go an ensure that the works are being done to the standard you deserve. A member of LUPAIN will go to your property, daily if required, to ensure that the workmen have turned up and supervise the works and again we will provide this service for FREE.
